Hypothetical

1Assumptions used in this hypothetical example:

  • The calculations assume a 20% federal long-term capital gains tax rate plus the 3.8% net investment income tax, for a combined federal tax rate of 23.8%, and do not account for any state or local taxes (until inserted by User).
  • Source of initial investment is from “eligible gain” that qualifies for QOZ benefits.
  • Assumes that the new QOZ investment complies with all applicable QOZ rules and is held for the required 10 years.
  • Note that the deferred capital gain taxed in 2032 will be at the rates in effect at that time. Future changes to the tax law could result in higher tax rates (in years 5 and 10).

2Limitations

  • The calculation does not include the positive time value of money benefit of deferring payment of the original 2027 capital gain until 2032 (with a 10% basis step up).
  • The simplified model assumes a single investment and return of appreciated value after 10-years.
  • The model uses the Excel Future Value (FV) function to calculate the value of each investment using a fixed rate entered by the User for the QOZ Investment.
  • The model does not account for other complex tax-basis matters such as depreciation deductions and periodic cash distributions.

3Disclaimers

  • Results will vary based on the assumptions entered by the user.
  • This tool demonstrates the impact of QOZ benefits, including the 5 year tax deferral, 10% basis step-up after 5 years and the FMV (Fair Market Value) basis step-up benefit after holding the investment for 10 years, comparing a reinvestment decision between an option that includes QOZ benefits and one that does not.
  • This calculator should not be used when assessing an actual investment given its limited functionality.

An investment in a qualified opportunity fund involves significant risk and is suitable only for investors who have adequate financial means, desire a relatively long-term investment and who will not need immediate liquidity for their investment and can afford to lose their entire investment.
