More than five decades ago, grounded in the belief that clients come first, Inland began offering real estate-focused investment solutions. The years that followed solidified enduring partnerships and deep expertise, supporting strategies to meet evolving investor needs. Backed by disciplined business fundamentals, Inland’s strategic management has consistently anticipated shifts in real estate, economic, and interest rate markets.

Established in 1968

Inland was formed by four Chicago Public School teachers: Dan Goodwin, Bob Baum, Joe Cosenza and Bob Parks. Early investors were other teachers, family members, and friends, creating a personal connection and responsibility to investors that endures today across all Inland entities.

Our Executive Leadership Team

Inland Investments executive team is guided by Inland's founding principles and are responsible for driving our vision through the creation of investment solutions across markets and property types.

Our History

Inland’s early investments consisted of limited partnerships, including private, single asset, and tax-sheltered partnerships, as well as multiple asset, publicly registered funds including mortgage, monthly income, growth, and land funds.

  • 1979

    Owned 10,000 apartment units and partnered with broker dealers to raise capital selling private placements

  • 1980

    Surpassed $100 million in capital raise

  • 1985

    Offered its first public investment

  • 1986

    Strategically utilized Section 1031 like-kind real estate exchanges allowing investors to build equity when the Tax Reform Act of 1986 permanently changed tax-sheltered limited partnerships 

  • 1994

    Championed the REIT (real estate investment trust) and began offering REITs to investors

  • 2001

    Formed new entity to focus solely on those wishing to complete a tax deferred 1031 exchange

  • 2004

    Listed its first REIT on the New York Stock Exchange

  • 2019

    Formed new entity to provide growth and redevelopment real estate investment opportunities 

  • 2024

    Offers Section 721 exchange investments via DSTs (Delaware statutory trusts) to provide investors a tax-deferral alternative to direct real estate ownership with the potential to convert DST interests into operating partnership units in a larger REIT
