    More Seniors, More Housing

    The rapid growth of older generations is a primary driver of demand for senior housing. As more Americans enter their retirement years, the need for thoughtfully designed, purpose-built living environments that address older adults' preferences and needs is expected to increase. Importantly, this demand is supported by the substantial purchasing power of older generations who control a significant share of the nation's wealth. Baby boomers and previous generations hold approximately 63% of total wealth.1 This concentration of wealth provides the out-of-pocket spending needed for quality senior housing. Together, these tailwinds support the sustained growth of the senior housing sector.

    Supply/Demand Mismatch

    Demand is expected to grow in coming years and a limited supply of new units available will likely lead to a significant supply/demand imbalance. The National Investment Center (NIC) estimates that supply will continue to chase demand as it is estimated that an additional 600,000 units will be needed by 2030 just to hold occupancy at 90.0%, which is more than twice the maximum development pace ever seen.2 As a result, demand is likely to exceed the sector's capacity to deliver new inventory for years to come.
