Hazlet Property Conversion
CHALLENGE
A retail facility located in Hazlet, New Jersey sits vacant and unused. Being a strategic location in Central New Jersey, within the nation’s Northeast Corridor, the highest and best use for this Hazlet site remained a question. Approximately 30 miles southwest of New York City and 50 miles northeast of Philadelphia, Hazlet’s economy has expanded, rising as a popular back-office hub for Manhattan and Philadelphia professionals and business services. The Garden State Parkway, a six-lane highway and major New Jersey thoroughfare, is three miles west of the vacant property. Route 35, on which the property sits, is a heavily traveled road with traffic counts of more than 44,000 per day.1 The population within a five-mile radius is more than 136,000 with an average household income of $126,480.2
OPPORTUNITY
The market conditions were favorable, and the property was bought with the goal of redeveloping it into a self-storage asset. The investment program entered into a strategic relationship with an experienced and prominent developer to execute on its development strategy.
The plan called for 652 best-in-class self-storage units with the operator needing to work very closely with the city of Hazlet to obtain necessary permits and manage the construction of the facility as well as several local vendors.
With the site being adjacent to a Home Depot that brings in approximately 20,000 customers monthly,3 and the saturation ratio4 being 5.92 within a three-mile radius at the time the opportunity was evaluated and approved to proceed. The owner and operator knew that this was an above-average market to build in with more storage units needed to satisfy the demand of the neighboring population.

- Construction of remaining units completed August 8, 2022
- Certificate of Occupancy issued on September 13, 2022, for entire building
- 76.0% of units occupied as of November 13, 2025

Colorado Springs Hotel Development
CHALLENGE
Colorado Springs, CO was experiencing a surge economic growth driven by its robust military presence, expanding aerospace and defense sectors, along with being home to several educational institutions, including the University of Colorado, Colorado College, Colorado Technical University, and the prestigious U.S. Air Force Academy. As the second-largest city in Colorado, with a strategic location near Denver and a thriving tourism industry anchored by attractions like Pikes Peak, the region was undergoing a wave of new commercial, retail, and hotel developments. The investment program entered into a strategic relationship with an experienced and prominent developer to execute on its development strategy.
OPPORTUNITY
Favorable market conditions and an optimal location in downtown Colorado Springs presented itself for a hotel. The Site was located just 3,000 feet east of Interstate 25, offering direct access to Denver and Pueblo, with U.S. Highway 24 and other local routes enhancing regional connectivity. The surrounding neighborhood features a mix of restaurants, retail, office, and government buildings, including landmarks like the Colorado Springs Pioneers Museum and City Hall. Several major attractions were in development nearby, including the U.S. Olympic & Paralympic Museum, and the Colorado Sports and Events Center which serves as the home of the Colorado Springs Switchbacks soccer team and hosts other sporting and entertainment events.
THE RESULTS
- Newly constructed, dually branded hotel opened on May 26, 2022
- Site consists of an eight-story building with a total of 261 guest rooms
- Guests have access to indoor meeting and banquet facilities, along with approximately 4,200 square feet of rentable space.
